Deposits, Payments & Cancellation policy.
General Guidance
We respectfully remind Guests that a reservation constitutes a contract between themselves and the owners of 138 North Street, St Andrews
By taking your reservation; we agree to keep the apartment available to you, to the exclusion of all others, for the dates you requested.
A room cancellation in a Hotel may amount to less than 2% of its total capacity, however a cancellation of the 138 North Street apartment represents 100% of its business, for this reason our cancellation policy is less flexible than those of the Hotels.
We regret the necessity of cancellation charges but the situation where we hold bookings in good faith, then suffer non-arrivals, is not sustainable. We wish to promote the best possible relationship with our Guests and have introduced the following payment & cancellation policy; we trust that our Guests will consider this to be fair and reasonable.
Booking Guidance
- Booking enquiries can be made through our website on the booking enquiry form
- We also take bookings directly by email and also by phone
- In all cases the lead Guest will be asked for Credit/ Debit Card details.
Deposits & Payment
- Deposits are required before confirmation of booking is acknowledged by 138 North Street.
- Payments can be made by secure PayPal email link, credit/debit card, cheque or Bank Transfer
- The deposit is equal to the cost of your first nights stay for each of the rooms taken and is non refundable, unless otherwise stated (see Notes).
- The remaining balances are normally payable during your stay at 138 North Street, unless otherwise stated (see Notes).
Cancellation & Refunds
- Cancellation should be made by the lead person, clearly stating name and the relevant dates.
- Cancellations can be made by email (preferred) telephone call followed by email/letter.
- Answer phone messages are not acceptable as the clarity of the message left cannot be guaranteed.
- Provided cancellation is made 35 days (5weeks) or more prior to the due date of arrival, no charges will be payable for the balance of the stay, unless otherwise stated (see Notes).
- In the event of cancellations within 35 days of the due arrival, no shows or alterations by the client, 138 North Street will undertake to mitigate its losses and to re-let the apartment at similar rates.
- The Guest will be responsible for the loss incurred by 138 North Street in the event that it remains unoccupied, or is occupied at a lower rate than that for the dates the apartment was originally booked.
- The cancellation charges imposed by 138 North Street will therefore reflect the actual loss, and will be taken from the Credit Card and the details given at the time of booking
- It is the sole responsibility of the Guest to have an appropriate and valid Travel/ Holiday insurance cover, to compensate them for any financial loss, due to cancellation of their stay at 138 North Street.
Notes
- Separate Cancellation Policies and deposit requests may apply at our discretion when major events are being held in St. Andrews, golf tournaments and Graduation week and also to large group/long duration bookings.
- Special or different Terms & Conditions, Payment and Cancellation Policies, might apply to known Golf Agents/Tour Operators and regular guests.
Guests should be suitably insured for;
- Cancellation of their stay at 138 North Street.
- Loss or damage to the property.
General
- Guests are responsible for the reporting of damaged/missing items on arrival.
- Damaged or missing items will be charged for
- 138 North Street may charge Guests after departure for excessive cleaning.
- Entry is by rear door, fitted with electronic keyless lock, unique code for Guests.
- Front Door key can be supplied, lost keys will be charged for.
- 138 is a non smoking property, guests can smoke on the patio and in garden areas.
- Smoking inside the property would involve a deep clean; the cost met by the customer.
Garden
- Access to 138 gardens is by pathway through neighbour's garden.
- Guests are asked to respect the privacy of neighbour's garden.
- Guests to use all steps, paved areas & garden at own risk.
What is included in your stay?
- Fully prepared apartment with towels & bedding
- Bedding, towel change and quick clean after 4th night, access to property will be required
- Electronic digital lock access number.
- Welcome packs, varying in content and size depending on the length of your stay.
- All heating and electrical costs.
- Free broadband Wi-Fi, for guests with Wi-Fi laptops.
- Digital telephone, with free local and incoming calls only.
